A purely commercial land parcel in the Pudong New Area of Shanghai was auctioned off at an 80% premium—significantly higher than most similar plots in the city and even surpassing some land designated for residential development in the core urban regions. The rights to develop the commercial property in the Xinyangsi district were sold for 2.7 billion yuan (approximately $399.7 million) yesterday, with a consortium led by Kerry Properties emerging as the winner after 155 bidding rounds.
Situated next to a subway station, the land is earmarked for a transit-oriented development commercial complex. The planned project includes roughly 133,000 square meters of retail space and about 16,700 square meters of cultural facilities above ground, along with approximately 23,000 square meters of underground commercial areas.
Market insiders note that intense bidding for purely commercial land is quite uncommon. An industry expert mentioned, “It’s rare to see such an auction result with an 80% premium.”
The high level of demand is believed to stem from a long-standing shortage of commercial resources in Pudong. Unlike the well-established commercial infrastructure in the western part of Shanghai’s Puxi area, some of the newer residential neighborhoods east of the Huangpu River lack sufficient large-scale commercial facilities despite their rapidly increasing populations.
Taking Xinyangsi as an example, the area has seen the development and sale of several high- and mid-end housing projects, which continue to attract more residents and consumer activity. However, there are no large commercial complexes within a three-kilometer radius of the site, according to an insider.
As Pudong’s high-income demographic continues to grow, the value of land in newly developing zones is undergoing a fresh reassessment. The worth of significant commercial projects will increasingly be influenced by regional population characteristics, consumer power, and the potential for future urban upgrades, the expert added.
Securing development rights for the Xinyangsi site represents a strategic advancement for the consortium in expanding its commercial real estate footprint in Pudong. Its Prisma Xinjia Center in Jinqiao Town achieved nearly 95% occupancy and a 90% tenant opening rate after opening last month.
The upcoming project plans to combine retail streets, shopping centers, and park spaces, aiming to redefine the area into an open, mixed-use commercial hub with a modern, community-friendly vibe.
